Job Description Summary
Webster University has an opening for a full-time Maintenance Technician/HVAC. The incumbent will perform highly skilled tasks, on a journeyman level, of complex difficulty in the maintenance, operation, and repair of buildings, facilities, equipment and equipment installation within the University in support of the Facilities Operations department which requires advanced knowledge. May be asked to assist and provide guidance to both general Facilities Operations and skilled Facilities Operations staff to aid them with assignments requiring a higher level of skill or involving greater difficulty. While work is distributed to take advantage of particular skills possessed, employees would normally perform work at various times that may involve all areas of building repair and maintenance and, due to fluctuating workloads, may be required on an occasional basis and according to need, to perform duties at a level of skill lower than required by his/her ordinary assignment. Primary duties are associated with the electrical systems of the University. Assures adherence to shop safety practices and rules. Reports to the designated Facilities Operations Supervisor.

Minimum Qualifications
In general, combined experience totaling 6 years in the maintenance field trade, of which 4 must have been at the skilled trade level and obtainment of a St. Louis County Electrician's License.

The equivalent of a maintenance trade apprenticeship or vocational training in a mechanical trade that would qualify an individual as a trade journeyman is preferred.

Advanced knowledge of practices, work methods, tools and equipment associated with building maintenance trade.

Ability to operate hand tools associated with building maintenance field.

Ability to read blue prints, schemas, and plans to analyze and locate work projects; ability to read wiring diagrams and electrical codes require.

Ability to follow detailed oral and written instructions.

Sufficient strength to perform some heavy lifting and work on ladders on an occasional basis.

Ability to exercise basic human relations skills in establishing and maintaining effective working relations with the University community.

Preferred Qualifications
Trade School Certification in one or more of the maintenance field trades preferred.

Physical Demands
May be required to lift, push, or pull up to at least 50 lbs.

May be exposed to chemical, mechanical, or electrical hazard.

May be exposed to dusts, fumes, odoriferous working conditions.

May be required to work irregular hours.

May be required to wear protective clothing such as back braces, face masks, rubber gloves, and steel toed shoes.

Essential Duties
Interacts with contractors, vendors, and suppliers. Assists with the preparation of specifications for Bid Documents in the electrical and HVAC areas.

Maintains an electrical and HVAC maintenance plan for each building on campus. Conducts quarterly inspections of systems in each building on campus to determine needs and determine priorities. Establishes and implements standards for continued building improvements.

Serves as the University's licensed electrician in the County of St. Louis.

Modifies and retrofits a variety of electrical building components such as switches, receptacles, circuit breakers, compressors, evaporators, condensers, fuses, lights, etc. Works with blueprints and schematics for installation purposes.

Attends staff leadership meetings.

Performs operation, maintenance, installation, and repair of heating and air conditioning equipment.

Cleans, replaces parts, and re-builds components on boiler and refrigeration systems.

Troubleshoots and corrects malfunctions on mechanical and electrical equipment.

Performs preventative maintenance on mechanical, electrical, and pneumatic equipment.

May perform minor plumbing duties such as clearing drains and cutting and fabricating pipe materials.

Assists in various ground maintenance duties such as removing snow, planting, and mowing the lawn.

Assists in pulling low voltage wiring related to communication systems.

Responds to emergencies during evenings, nighttime and weekend hours.

Assists outside contractors with the onset of new projects and equipment.

Operates various hand tools and equipment used in different trades in performing repairs in welding, carpentry, plumbing, electrical, air conditioning and heating.

Orders parts and supplies as required.

Performs other duties as assigned.
