The main purpose of the Assistant Director of Custodial Operations is to ensure all Boston University Campus buildings are kept in a clean, sanitary, functioning, and safe condition for the benefit and use of the University Community by directing the technical and administrative aspects of the Custodial Operations Department (staffing issues, training, equipment, and supplies). This position requires daily direction of half of the Custodial department (which consists of two (2) Assistant Directors, seventeen (17) Custodial Area Managers, eight (8) Assistant Area Managers, and four hundred and seventy (470+/-) represented custodial staff). Additionally, the Assistant Director position will cover for the other Assistant Director upon absences. This role is a critical interface with Residence Life, Housing, Athletics, Events and Conferences, and Dining Services. The Assistant Director of Custodial Operations manages the ongoing evaluation of personnel, staffing, equipment, and processes. The Assistant Director collaborates with University stakeholders and groups to coordinate and support special events and directs responses to campus emergencies, including leaks, fire alarms, storms, and access issues. The Assistant Director reports directly to the Director of Custodial Operations and must display the willingness to work with a strong operational team, in close coordination with the other Assistant Director. The Assistant Director will be responsible to perform documented evaluations of assigned direct reports, as well as timely reports of any union personnel issues.

Specific Job Functions:
  • Manage the utilization of supplies and equipment in coordination with Custodial Area Managers. Review products and equipment to determine appropriate selection to increase productivity. Develop systems to test and recommend appropriate new cleaning supplies and/or methods to make the custodial operation more efficient.
  • Participate in hiring, promotions and disciplinary issues in a union environment. Develop training programs for new employees. Periodically review existing staffing levels and schedules for maximum productivity. Assign projects to Area Managers, and Assistant Area Managers, and review results to improve supervision of custodial staff. Provide staffing analyses for any new or renovated facilities, including recommendations for equipment.
  • Monitor all special events and work with Custodial Operations and Shared Services managers, Events & Conferences staff, student organizations, staff, faculty, and outside contractors to meet needs of customers.
  • Responsible for the Performance Management and Monitoring of Area Managers to ensure assigned tasks are completed in a satisfactory and timely basis. Tasks include touring facilities to monitor standards of cleanliness, as well as seasonal response for snow removal, Commencement and Move-in projects.
  • Serve as departmental liaison with academic department heads, meeting on a regular basis and following up on areas of concern to ensure customer satisfaction.
  • Responsible for the establishment of standards, schedules, assignments, staffing levels and training for the buildings group.
  • Responsible for the execution of setup in support of annual University related activities and special events.
  • Interact on a regular basis with various campus departments (e.g., Housing, Residence Life, BUPD, Athletics, etc.).
  • Personally, and consistently inspect the campus facilities to assess and ensure all Boston University Campus buildings are kept in a clean, sanitary, functioning, and safe condition for the benefit and use of the University Community.
  • Coordinate work with Trade Managers and Project teams.
  • Monitor and/or enter FSRs to track building facility needs (repairs, damages, clogged toilets for example) and ensure closeouts upon completion
  • This list is not all inclusive. The Assistant Director will be expected to oversee and/or complete all assigned tasks received from the Director or his reporting line.

Required Skills
  • Bachelors degree preferred with 10-years custodial management experience, preferably with union staff. Experience will be considered in lieu of Degree.
  • Must have exceptional professional and effective communication and customer relations skills in written and oral forms, as well as use computer systems, for reporting and analytics.
  • Proficiency in automated Work Order systems and MS Office (especially Excel & Power Point) required.
  • Demonstrated experience estimating event support costs for custodial needs.
  • Must be detail oriented and organized, able to manage multiple events, work under tight deadlines while interacting with various departments.
  • Physically capable of personally touring a wide variety of facilities, requiring climbing stairs and ladders, entering mechanical rooms, lab and clinic areas, and being outside in weather extremes.
  • Must be physically able to lift up to fifty (50) pounds.
  • Respond to emergency situations 24x7x365 (e.g. floods, storms), as needed.
  • Maintain a professional appearance and set a professional example with work ethic, attendance and adherence to Boston University policies and procedures, and hold direct reports accountable for the same.
  • Proof of eligibility to work in the United States.
  • Maintain a valid Massachusetts driver's license.
