DEPARTMENT OVERVIEW

Physical Planning, Development & Operations manages and oversees all University activities and services related to capital planning, space management, physical and environmental planning, design and construction, engineering, physical plant maintenance and operations, and the associated business services necessary to support these functions.  The University's main campus is spread across more than 2,000 acres and includes over 500 buildings comprising more than 8 million square feet.  The department includes an operating budget of over $48 million, manages a capital project portfolio in excess of $350 million, and employs nearly 300 full time staff to carry forth the duties necessary for the campus' development and operation.

JOB SUMMARY

Under the direction of HVAC/BMS & Plumbing Senior Superintendent and the BMS Supervisor, the Building Management System Maintenance Technician will assist in monitoring the UCSC BMS to make sure the environmental systems (HVAC/R, Plumbing, Electrical, and Lighting) are within specified ranges and functioning properly. Observes deviations from systems specifications and works with BMS Technician and Physical Plant staff to correct or resolve these discrepancies. May assist in calibrating and fine-tuning controls.  Will perform preventive maintenance BMS tasks.

Salary Information: Salary Range: Salary Step 1.0 $44.69/hourly. After 6 month probation, the salary will increase to Step 2.0 $49.67 per K7 Union contract.

    JOB DUTIES

    60% Preventative Maintenance & Retro-Commissioning
    • Perform routine preventive maintenance procedures on BMS/HVAC systems to ensure that the systems operate according to manufacturers' specifications and to system design parameters. Typical procedures include cleaning of control panel components, tightening of terminal connections, panel and controller documentation, calibrating temperature and pressure sensors, performing visual inspections, and performing various types of circuit testing using common test equipment.

    25% System Troubleshooting & Repair
    • Review system performance trends and work with BMS Technicians to adjust as necessary to ensure proper system operation. Perform minor repairs during the retro-commissioning process of the preventive maintenance procedures to ensure the integrity of the systems wiring and component installations. Responds to emergency and routine HVAC/BMS service calls to perform repairs as required.  Work with BMS team members to create approved file structure and graphics enhancements for outside contractor projects or in-house BMS conversions to Tridium. Support the BMS team with full phase commissioning to assure compliance with University standards.

    10% Maximizing System Performance
    • Review system performance trends and work with BMS Technicians to adjust as necessary to maximize building efficiency.  Assist other HVAC and BMS Technicians when necessary to optimize building performance.

    5% Hand Tools and Safety Procedures
    • Uses standard hand tools, power tools, as well as specific instruments and specialty tools such as multi-meter, infrared thermometer, and amp-probe. Perform safety inspections and routine maintenance on tools and equipment used.  Attend safety and training classes and perform job-related tasks in a safe manner.  Follow all manufacture and university-specific safety procedures when using tools and equipment. Enter and maintain a weekly timesheet. Maintains records of work performed and accurately documents time and material charges on work repair orders.  Turns in completed work orders in a timely manner. Effectively employ good interpersonal skills when interacting with members of the campus community.  Assist Physical Plant mechanics and supervisor to maintain an inventory of shop materials, supplies, and tools by informing them of specific needs.

     

    REQUIRED QUALIFICATIONS
    • Training, experience or willingness to learn programming and repair of BMS/HVAC systems. Future job requirements include attending to Tridium NiagaraN4 Certification, Distech Controls Certification and Phoenix Controls training classes.
    • Knowledge of and ability in troubleshooting of HVAC. 
    • Software and computer proficiency.
    • 2 years of experience in Building Management Systems, HVAC automation controls, energy management systems, or other related experience
    • Ability to work independently or in a team setting.
    • Experience and ability to safely operate and maintain a variety of power and hand tools.
    • Experience and ability to read and understand blueprints, electrical wiring diagrams and control schematics. 
    • Knowledge of national, state and local codes and safety standards.
    • Ability to implement a customer service approach, with a commitment to high ethical standards.
    • Ability to take initiative, organize, and perform work in various situations where numerous and diverse demands are involved.
    •  Ability to establish and maintain effective working relationships with those within PPDO and other individuals within the University as necessary to successfully conduct assigned tasks and work. 
    •  Ability to communicate effectively and work harmoniously with a diverse group of individuals at all levels of the organization directly or indirectly involved with task and work assignments.
    • Ability to operationalize and incorporate the concepts of sustainability into daily work efforts.

      

    PREFERRED QUALIFICATIONS
    • Knowledge of and ability in troubleshooting of DDC Building Management Systems, electronic, electric circuitry.
    • Knowledge of IP LAN and WAN including routers.
    • Knowledge of, BACnet, LonWorks, Modbus protocols.
    • Experience in BMS graphics generation from standardized libraries.
    • Ability to read, write and perform basic arithmetic calculations.
    • Ability to closely work with BMS field technicians to facilitate repairs and maintenance of BMS equipment.
    • Working knowledge of commissioning, diagnosing, and repair of environmental-control systems, utilizing knowledge of electronics, direct digital controls, pneumatic controls, airflow, hydraulics, and refrigeration theory and control techniques preferred.

      

    SPECIAL CONDITIONS OF EMPLOYMENT

    • Ability to climb stairs, ladders, work in manholes, or from high places, work in confined spaces, or disadvantaged areas, mechanical rooms and attics. The ability to work around noisy machinery. Work scheduled overtime, and be available for emergency overtime when the need arises by responding to overtime call outs before and after standard scheduled hours of work.  Work a temporary alternative schedule or shift (e.g., swing shift) as requested by supervisor. Perform all other duties as assigned. The ability to move up to 75 pounds safely with or without accommodation.
    • Must possess a valid license to drive in the state of California.
