Physical Planning, Development & Operations (PPDO) manages and oversees all University activities and services related to physical and environmental planning, design and construction, engineering, physical plant maintenance and operations, capital planning and space management, and the associated business services necessary to support these functions.  The University's main campus is spread across more than 2,000 acres and includes over 500 buildings comprising more than 8 million square feet.  The department includes operating budgets of over $48 million, manages a capital project portfolio of approximately $500 million, and employs nearly 300 full time staff to carry forth the duties necessary for the campus' development and operation.

JOB SUMMARY

Under the direction of the Fire Alarm & Security Supervisor, the incumbent performs preventative maintenance, repairs, installation, calibration, and construction on campus fire alarm, security, data cabling, and electronic low voltage systems; use specialized test equipment and tools; works from schematics, blueprints, drawings, models, written and verbal instructions. Document and maintain accurate software and hard copy data files, records, and prints for campus fire and security systems. Make minor program changes to fire alarm panels using CSGM and Zeus software and program security alarm panels.

Campus Fire and Security alarm systems consist of Siemens NCC head end, XLS, MXL and Radionics/Bosch components.

JOB DUTIES

50% - Preventative Maintenance & Repair
  • Perform preventative maintenance and periodic systems tests and inspections on campus fire alarm and security alarm panels, transmission devices, and verify the correct operation of all systems components. Accurately record all information on the proper preventative maintenance forms.
  • Determine from these records that systems are functioning to manufacturers' specifications. When remote system failures occur, follow systematic troubleshooting procedures to determine the exact cause of the problem. Utilize schematic diagrams, specialized test equipment, and diagnostic tests in troubleshooting system failures. Perform the necessary repairs and/or replacements in an expedient manner to minimize system downtime.
  • Perform other related duties, as assigned by Supervisor.

20% - Installation and Testing
  • Assemble, install, and test remote hardware devices, field and head end Fire Alarm and Security panels, and transmission devices. Hardware devices include a wide variety of industry fire and security sensors. 
  • Ensure that all changes and/or additions to fire and security systems comply with manufacturer's and campus specifications. Test all new fire alarm installations and additions, both in-house and contractor installed, with the fire marshal or a designated representative, to ensure that all equipment is functional and meets code.

10% - Project Support
  • Provide plan and submittal review comments, advise on RFI response and participate in commissioning for fire alarm and related systems that may need verification of operation during project closeout. Review engineering plans and make recommendations for maintenance and alterations.

5% - Software Programming Fire Alarm/Security Systems
  • Perform minor software programming changes to the Siemens XLS and MXL fire alarm panels and Bosch/Radionics security panels.

5% - Documentation
  • Maintain extensive, accurate, and up-to-date documentation of all fire alarm panels and devices, security systems and devices, and campus cabling, including historical repair and fire and security response reports, preventative maintenance records, and systems changes and additions to new and existing systems. Maintain accurate and up-to-date documentation on the proper sequence of operation for each fire alarm and security system.

5% - Campus Cabling Maintenance and Repair
  • Maintain, repair, install, and perform preventative maintenance on campus cabling system relating to fire alarm and security. Maintain all historical records for campus cabling system, including all repair, installation, preventative maintenance records, and changes or additional documentation. Perform inspections of all work on campus cabling systems, new or existing.  

5% - Safety and Timekeeping
  • Regularly perform safety inspections and routine maintenance on tools and equipment used. Attend safety and training classes and perform job related tasks in a safe manner. Follow all product and university specific safety procedures when using tools and equipment. Write and maintain a weekly timesheet. Effectively employ good interpersonal skills when interacting with members of the campus community. Assist Physical Plant mechanics and supervisor to maintain an adequate inventory of shop materials, supplies and tools by informing them of specific shop needs.

 

REQUIRED QUALIFICATIONS
  • Journey level training, experience and knowledge in fire alarm and security system installation, repair and preventative maintenance.
  • Training and experience in programming fire alarm panels and security alarm panels.
  • Experience in the use of test equipment such as multimeters and other test equipment used in testing and troubleshooting fire and security systems.
  • Basic knowledge of instrumentation, electrical theory, Ohm's law, series and parallel circuits, test equipment and the NFPA codes.
  • Experience and knowledge in the organization, execution and purpose of preventative maintenance programs.
  • Experience in the use of vendor specific installation and service manuals, catalogs and cut sheets.
  • Ability to establish and maintain effective working relationships with those within PPDO and other individuals within the University as necessary to successfully conduct assigned tasks and work. 
  • Ability to accommodate changing priorities and complete tasks despite intermittent interruptions.
  • Ability to read, write, follow oral and written instructions.

 

PREFERRED QUALIFICATIONS
  • Specialized training and experience with Siemens NCC, XLS and MXL fire alarm systems and Radionics/Bosch security alarm panels. 

 

SPECIAL CONDITIONS OF EMPLOYMENT
  • Selected candidate will be required to pass a pre-employment criminal history background check. 
  • Must possess a valid license to drive in the State of California.
  • Ability to perform essential physical job functions requiring working in confined spaces such as mechanical rooms, machinery spaces, attics, manholes and trenches while bending, stooping and or kneeling.
  • The ability to move materials weighing up to 75 lbs. with or without accommodation. 
  • Ability to work in conditions where candidate is exposed to live electrical circuits, rotating machinery and loud noises while following appropriate safety procedures.
  • Ability to work overtime including evenings, nights, weekends and holidays to meet operational needs, and work an alternate work schedule shift (e.g., swing shift) as required. Ability to occasionally work overtime with little or no advance notice. Ability to respond to emergencies after hours as necessary.
