HVAC Senior Technician


I. Basic Function and Responsibilities:


Under the general supervision of the Manager, Environmental Systems, the job of HVAC Senior Technician was established for the purpose/s of coordinating and participating in the maintenance of the campus HVAC equipment and related activities; working along side maintenance staff; implementing and maintaining maintenance services within established guidelines and standards. The HVAC Senior Technician may also perform a wide range of multi-trade activities beyond the scope of normal HVAC service activities based on need and the ability of the Technician to perform such multi-trade tasks.



II. Typical Job Duties and Responsibilities:


A. Must foster a positive team environment.

B. Participates in the repair and maintenance of existing HVAC equipment including air handlers, chilling and heating systems, and air quality equipment (including exhausted air systems, and laboratory vent hoods)

C. Reads blueprints and layout plans for installation, repair, and modification work; contact vendors, manufacturers, and outside contractors in the resolution of difficult repair problems.

D. Coordinates HVAC projects with other HVAC technicians or outside contractors, with other Facilities Management managers and supervisors and other campus department contacts.

E. Inspects and evaluates the condition of mechanical equipment in existing University buildings and recommends corrective action; implements repairs or revisions including design changes on both in-house or outside projects; ensures installation and repairs are performed in accordance with all federal, state, and local codes and campus standards.

F. Estimates cost for repairs, replacement, and installation of mechanical HVAC equipment for heating, cooling, and air moving; projects future repairs and department equipment needs for the budget process.

G. Provides technical assistance in diagnosis and repair of mechanical systems.

H. Identifies training needs of staff and facilitates delivery of training. Trains HVAC technicians in procedures and usage of equipment.

I. Insures, according to available resources, that the HVAC equipment supporting the IAQ for the Campus learning, working and living environments are working properly and as designed.

J. Keep Environmental Systems Manager informed of significant events and circumstances related to assigned responsibilities. Also ensure that all communication with members of management, co-workers, students, staff, and faculty is accurate and to the point as it relates to the business at hand.

K. Take responsibility for the accurate and timely completion of paperwork.

L. Perform each day's tasks according to the work-order system as dispatched by the Facilities Services Dispatch Office.

M. Provide maximum customer service, accurate communication, and extreme courtesy to all students and members of staff and faculty.

N. As needed and as skill levels permit, assist other trades in the overall maintenance of the Campus.

IV. Qualifications:



A. General:



Must have a minimum 10 years-minimum field experience in the maintenance of HVAC systems. Must have an EPA Universal Certificate. Self-motivating; ability to work with others in support of HVAC installations and repairs; ability to share knowledge; ability to meet due dates on paperwork and work orders; able to remain steadfastly positive in the face of adversity.



B. Education:



High School graduate or its equivalent.



C. Skills:



Knowledge of test and diagnostic equipment used in the calibration and repair of HVAC systems, air quality, and electrical systems. Superior skills in the operation of most basic power and hand tools common to the trades' areas, and the safety procedures associated with each. A basic electrical knowledge; ability to work from plans customary to the trades areas; electrical schematic reading; simple piping knowledge; ability to braze piping. Must have strong oral and written communication skills. Have the ability to communicate effectively with consumers of services, and to cooperate with the Manager of Central Plant & HVAC, and fellow workers.



D. Safety:



Must consider safety one's primary job, both for personal, co-worker and public benefit. Must have general knowledge of safe working practices including CAL-OSHA programs on lock-out/tag-out, confined space, personnel protective equipment, asbestos, hazardous chemicals, and other OSHA programs.
