Reporting to the Maintenance Manager and the Director of Facilities, the Maintenance Mechanic III performs tasks related to maintaining and improving the University's mechanical systems and provides a safe, functional, and attractive environment for the campus community.
Formal HVAC vocational, technical or apprenticeship training or five years of HVAC experience.
Maintain, install, troubleshoot and repair the campus HVAC equipment. Equipment includes but not limited to boilers (steam and hot water), chillers, cooling towers, air handling units, CAV and VAV devices, pumps, hot water heaters both electric and tube and shell, air-compressors, motor centers, electrical panels, transformers, electrical actuators, motor starters, variable speed drives, simple control circuitry, motors, fans, dehumidifiers/humidifiers, refrigeration equipment, air conditioners, kitchen equipment, lighting, generators, fire alarms.
Able to read and comprehend blueprints, electrical ladder drawings, and schematics.
Ensure pool, boiler, chiller, waste water treatment plant, mechanical, and water inspections and maintenance logs are completed and logged daily.
Ensure service slips, packing slips, and completed paperwork back to the Facilities office daily.
Ensure that all work is being conducted in a safe and ethical manner. Complete daily safety inspections.
Responsible for working in compliance with all OSHA, EPA, and other local, state, and federal government laws and regulations.
Must have basic computer knowledge to include Microsoft Outlook, Word, and Excel.
Familiarity with Building Automation Systems, and Work Order systems experience is also desired.
Must be able to perform the work described in various types of weather.
Possess a valid driver's license. Subject to MVR check.
Ability to follow oral and written instructions and to complete any required online training.
Ability to follow and apply safety rules and regulations for job assignments and equipment used.
Ability to lift and carry items weighing 50 pounds.
Ability to use tools and equipment as required.
Willing to be trained as required.
Provide rotational on-call and after hours coverage.
Assist the mechanical and general maintenance staff as needed.
Operate light or medium weight trucks and equipment to include tractors
Remain up-to-date and informed as to current practices of job related functions.
Ability to work independently or as part of a team.
Perform all duties in a safe and professional manner and in accordance with department policies and procedures.
Complete daily work orders and PM's. Turn in completed paperwork at the end of each shift worked.
Perform any additional duties to support Immaculata University as deemed necessary.
Ability to work nights, weekends, and holidays as needed.
This position is considered Essential Personnel (may be required to work during school closures).
