Summary:
The purpose of this position is to provide analysis, repair, design, programming, maintenance and overall management of the Universities HVAC/R and building automation systems. The HVAC/R-Building Automation Technician studies, evaluate, and recommends architectural protocols, standards & hardware. Under general supervision duties include but not limited to performing a broad range of skilled tasks and duties in the maintenance, repair, replacement, and installation of HVAC/R-building automation systems. Assist in Snow removal when necessary. Assist in emergency service in addition to routine work as directed.

Education/Experience:
High school diploma or equivalent, plus five years of technical work-related experience working with complex HVAC and building automation systems and equipment including chillers, boilers, package units and refrigeration systems with a HVAC/R license & EPA certification or equivalent combination of education and experience. Basic knowledge of safety requirements; basic knowledge of environmental health and safety; must follow safety rules, operating instructions and procedure manuals. Ability to perform basic math as well as read, write, and speak English to understand and communicate written/verbal instructions; willing to learn through job experience and formal training. Stable work or education history with excellent attendance record. Maintain a current valid Drivers License with satisfactory driving record; must be insurable.
Knowledge/Skills/Ability:
- Consult and advise with Vice President of Facilities, Director of Facilities Operations on work procedures, processes and best industry practices for HVAC/R and Building Automation Systems.
- Integrate, program, document and control existing HVAC/R and building automation systems including, but not limited to, HVAC and building automation systems.
- Assist with the development and implementation of HVAC/R and building automation systems, system expansions and system modernization.
- Verify proper installation, operation and calibration of HVAC/R and building control systems.
- Consult and collaborate with trades people and engineers on technical issues to ensure that maintenance and installations are planned efficiently and implemented effectively.
- Member of the Required Personnel for campus emergencies as directed by senior management.
- Troubleshoot problems with existing HVAC/R and building automations systems. Coordinate solutions with outside contractors and/or in-house technicians.
- General knowledge and usage of hand and power tools associated with the HVAC/R-maintenance field.
- General knowledge of plumbing, electrical, carpentry, painting repairs and installation as needed.
- Ability to read, understand and abide by all safety policies and procedures.
- Ability to work any assigned shift/work schedule.
Physical Requirements:
Heavy Work: Exerting up to 100 pounds of force occasionally and/or up to 50 pounds of force frequently, and/or up to 20 pounds of force constantly to move objects. Talking, hearing, climbing, stooping, kneeling, crouching, crawling, standing, walking, lifting, reaching, pushing, pulling, fingering, and grasping. Visual acuity to perform an activity such as operations of machines; using measurement devices; and/or visual inspections of small parts or devices. Subject to both environmental conditions. Activities occur inside and outside. Subject to hazards, noise, extreme cold and oils.
Essential Functions:
- Perform routine scheduled and unscheduled maintenance on air conditioning, heating, ventilation, refrigeration units, including chillers, boilers, heat pumps and other equipment/systems.
- Perform routine scheduled and unscheduled maintenance on all building automation systems.
- Troubleshoot malfunctioning heating, ventilation, air conditioning, refrigeration and building automation systems to determine the cause of the malfunction.
- Replace expansion valves, compressors, motors, coil units and other component parts.
- Perform scheduled maintenance inspections, and adjusts, cleans and calibrates various systems to assure proper system operations.
- Calibrate thermostats and various controls.
- Perform minor routine and emergency repairs to electrical system components, including but not limited to, light fixtures, ballasts, switches and other electrical items.
- Perform minor equipment and appliance repairs.
- Maintains the highest level of employee/guest relations
- Assist with event set-up and break-down.
- Assist with snow removal as required
- Available to work evenings and weekends as the position requires.
- Available to be on-call at minimum of one week out of every four weeks.
